RESIDENTIAL BUYER SIDE

  • Coordinate Opening of File

  • Review purchase agreement, counter offers, all addendums.

  • Ensure all documents are fully executed with proper dates, initials, signatures, and the broker information is completed.

  • Ensure seller disclosures are provided within contract timelines.

  • Prepare all disclosures; including state specific and broker specific forms.

  • Ensure your buyer is provided a copy of all reports and booklets that are provided and/or required.

  • Upload all disclosures, documents, and reports into online transaction management service as they are received or fully executed throughout the transaction.

  • Maintain constant contact with all parties involved for status updates as well as items outstanding.

  • Ensure that escrow is in receipt of Home Warranty Invoice and Commission Instructions.

  • Order any requested escrow amendments.

  • Track the escrow time-frames for receipt of earnest money deposit, delivery and return of escrow packages, and delivery of HOA documents as applicable.

    • Schedule all Appointments (Home Inspection, Termite, Final Walk Thru, etc...).

  • AGENT RESPONSIBILITIES

    • Negotiate repairs or any changes to contract.

    • Advise the client regarding Contingency removals (we will remind of you all dates and time-frames).


RESIDENTIAL LISTING SIDE

  • Coordinate Opening of File

  • Provide Instruction of Commission and Seller’s Disclosures and documents

  • Thoroughly review the Purchase Agreement, Counter Offers, and Amendments to ensure that each document is fully executed with proper dates, initials, signatures and broker information.

  • Supply the executed Purchase Agreement to all parties involved in the transaction.

  • Prepare a Full Disclosure Package including all of the required broker forms and documents - we will then deliver these via mail, email or DocuSign directly to you and/or your seller.

  • Provide a completed Seller Disclosure Package and deliver to the all parties and monitor a timely return, as well as ensure that all contract time-lines are adhered to.

  • Send copies of the termite and any other reports to buyer's agent and to escrow.

  • Order any requested escrow amendments.

  • Ensure that escrow has received all documents including the termite report, home warranty invoices, commission instructions and any other required documents.

  • Track escrow time-frames for receipt of earnest money deposit, delivery and return of escrow packages, and delivery of HOA documents as applicable.

  • Make sure that all disclosures and reports have been provided and ensure that all signatures, initials and dates have been completed

  • Fully complete and deliver the completed digital paper file (PDF) to you or your broke

RESIDENTIAL COMMERCIAL

  • All administrative support, including, but not limited to:

  • Produce Letter of Intent

  • Redlining documents

  • Creating spreadsheets

  • Obtaining signatures

  • Assist in formatting and completion of business plans

  • Provide weekly updates on progress

  • Prepare all disclosures and addendums; including state specific and broker specific forms at the direction of agent.


COMPLIANCE 


We provide Compliance Support (Brokermint, KW Command, Back Office Realty, Paperless Pipeline, Skyslope, Transaction Desk and others):

  • Review all contracts, addenda and documents for completion and ensure that any missing signatures, initials, exhibits and dates are completed

  • Ensure broker compliance checklist is completed and submit for review

  • Complete commission worksheet or Greensheet (KW) and submit for review (if applicable)

  • Complete Disbursement Authorization
