Coordinate Opening of File
Review purchase agreement, counter offers, all addendums.
Ensure all documents are fully executed with proper dates, initials, signatures, and the broker information is completed.
Ensure seller disclosures are provided within contract timelines.
Prepare all disclosures; including state specific and broker specific forms.
Ensure your buyer is provided a copy of all reports and booklets that are provided and/or required.
Upload all disclosures, documents, and reports into online transaction management service as they are received or fully executed throughout the transaction.
Maintain constant contact with all parties involved for status updates as well as items outstanding.
Ensure that escrow is in receipt of Home Warranty Invoice and Commission Instructions.
Order any requested escrow amendments.
Track the escrow time-frames for receipt of earnest money deposit, delivery and return of escrow packages, and delivery of HOA documents as applicable.

Provide Instruction of Commission and Seller’s Disclosures and documents
Thoroughly review the Purchase Agreement, Counter Offers, and Amendments to ensure that each document is fully executed with proper dates, initials, signatures and broker information.
Supply the executed Purchase Agreement to all parties involved in the transaction.
Prepare a Full Disclosure Package including all of the required broker forms and documents - we will then deliver these via mail, email or DocuSign directly to you and/or your seller.
Provide a completed Seller Disclosure Package and deliver to the all parties and monitor a timely return, as well as ensure that all contract time-lines are adhered to.
Send copies of the termite and any other reports to buyer's agent and to escrow.
Order any requested escrow amendments.
Ensure that escrow has received all documents including the termite report, home warranty invoices, commission instructions and any other required documents.
Track escrow time-frames for receipt of earnest money deposit, delivery and return of escrow packages, and delivery of HOA documents as applicable.
Make sure that all disclosures and reports have been provided and ensure that all signatures, initials and dates have been completed
